The Fund has been set up specifically to capitalise on the current window of opportunity that the UK property market presents in addition to the banks’ lending criteria for property investments.

As banks, building societies and investment houses reduce their property portfolios to firm up their balance sheets, the Fund aims to purchase within a specific property sector; residential property subject to regulated tenancies.

Due to the general market down turn globally experienced over the past twelve months, the need for banks, building societies, pension funds and individuals needing to raise capital, is at its highest and therefore properties are being put to market at discounted prices – some of which will have huge medium to long term uplift potential.

This sector of property is the residential houses that have long term tenants and regulated tenancies which are currently being offered for sale at extremely low prices.

Our Fund will build a portfolio of these properties and will be sold off individually at the end of the tenancy term.

Historically, these regulated tenancies have proven very difficult to fund; in most cases they were granted by local councils or charities at a lower than average rent, yet highly geared meaning monthly top-ups to service the debt.

The Fund holds these properties at reduced gearing levels allowing them to produce a healthy income against out-goings and thus creating an extremely safe investment whilst they are held in the portfolio.

Once the property is vacated the uplift in values from our buy-in value at circa 50% will be to the normal market price with the addition of the potential for price rises in capital appreciation and the income derived over the period they are held.  We would expect most properties held to be vacated within an average of seven years.

The properties will be held in the Fund portfolio and then sold on the open market on the expiry of the tenancy, with the monies reinvested or returned to investors.
